Property Management

As property managers, we seek and acquire Tenants for vacant properties; negotiating and collecting due rents and ensuring that Tenants comply with the covenants contained in their lease agreements.

We also attend to Tenant’s complaints (repairs, maintenance and other issues), and we carry out other functions that ensure the maximisation of investor’s returns within legal and ethical boundaries.

Project Management

Project Management is the overall planning, control and co-ordination of a project from conception to completion aimed at meeting a client’s requirements and ensuring completion on time, within cost budget and to the required quality standard.

The growing practice in the construction industry today is to appoint the Estate Surveyor and Valuer as Project Manager leaving the other consultants to concentrate more on their professional functions.

Our project management team aims to deliver fully satisfying projects regarding quality, performance, timing and cost-in-use. We motivate and co-ordinate all participants to achieve project completion on programme and within budget.

As project managers, we lead the development team, coordinate the functions and activities of all other members of the team, including the main contractors.

Some of the functions of the Firm as Project Manager will include but are not limited to:

Site assembly, project feasibility and viability appraisal, programming, supervision, design appraisal authorising design changes, monitoring progress and cost, letting and management of the completed development.

Since the Firm also performs the role of property manager, (i.e. after the completion of the development when other members of the development team have left the scene), we have that unique experience obtained from managing properties, to detect design features likely to cause management and maintenance problems in future and consequently are in a position to advise against these at the design stage if appointed as your Project Manager.

Facility Management

This concerns the control and supervision of a completed development with the aim of maximising the property investor’s returns from the investment as well as ensuring the proper upkeep and maintenance of the facility.

In carrying out our facility management role, we ensure the provision and management of organisations none-core business functions, while your organisation retains overall control of expenditure and policy.

Thus, we allow your organisation to concentrate on its Core Service Area (CSA) by contracting out the running and administration of the support services, which are contingent to the overall success of the operation.

In our Firm’s role as Facility Manager, we perform such functions as seeking and obtaining tenants for vacant properties, negotiating and collecting rents from tenants, ensuring that tenants comply with the covenants contained in lease agreements, attending to the numerous complaints from tenants such as repairs etc., as well as carrying out such other functions that will ensure the maximization of the investor’s return.

Our ultimate goal in facility management is to plan, establish and maintain an environment that effectively supports the goals and objectives of the organisation in the efficient and cost-effective operation, maintenance and upkeep of a built-up workplace or living space, ensuring that serviceability and functionality purposes are achieved.
